What is the Best Conveyancer Guide?

We have assessed every single residential property sale and measured the specialist conveyancers who handled each one, for the things that matter:

Speed

A property sale should complete in a matter of weeks not months

Certainty

There are ways to improve the odds of a sale completing and not falling through

Service

As with every service provider, some enrage their customers, most are average, a few delight

In this video, Clare Yates and Richard Hinton of TwentyConvey sit down to discuss the launch of the Best Conveyancer Guide, a new, data-driven initiative recognising the top 10% of conveyancing firms across England and Wales. Using verified Land Registry data from TwentyConvey, the guide highlights firms that complete transactions faster, with greater certainty and service excellence. They also touch on the stress and pressure many conveyancers face in todays landscape, and how recognising excellence can help retain talent and raise industry standards.

Questions?

What is the Best Conveyancer Guide?

The Best Conveyancer Guide is a consumer-facing website that aims to help the best conveyancers promote their superior performance. It is compiled by Estate Agency Events (EAE), with the support of data partners TwentyConvey.

Those conveyancers whose performance puts them in the 10% in the country are published on the Best Conveyancer Guide website.

Conveyancers appearing in the guide are listed together with a rating, which identifies whether they achieved an excellent or exceptional result.

In addition, the best agencies are recognised at EA Masters, which is a Conference, Exhibition & Awards Ceremony for Estate Agents, Conveyancers, and Suppliers to the sector.

What is the significance of the ratings in the Best Conveyancer Guide?

90% of conveyancers do not achieve a rating and are not listed in the Best Estate Agent Guide.

Around 5% of conveyancers are graded with an exceptional rating based on their performance. This equates to a gold award. A further 5% are designated as excellent.

I’m an award winner in the Best Conveyancer Guide Awards, what does this mean?

There are 4,145 conveyancer brands in the UK*. Those who are listed are part of an elite group comprising the top performing conveyancers in the country.

How many firms will receive an award?

Just 395 firms are published in the Best Conveyancer Guide.

Conveyancers that attend the EA Masters event will be presented with a framed certificate. In addition, from amongst the award-winning conveyancers, the best conveyancer in each size band will be announced followed by the conveyancer of the year – the ‘winner of winners’.

What are the specific benefits for award winners & rated conveyancers who attend the EA Masters?

For over 20 years, EA Masters has set the bar when it comes to events.

Comprising a conference, exhibition and awards, attendees receive:

  • Learning & inspiration from successful property sector leaders & business speakers
  • Insights from industry experts – both home-grown and internationally renowned
  • Networking & ideas sharing with other leading conveyancers and agents
  • The opportunity to connect with leading industry suppliers with solutions to help your business grow
  • An official framed certificate

In addition, the overall winners are presented with a trophy, engraved in perpetuity with their name, which is theirs to display for 10 months.

I’m not a Best Conveyancer Guide Award Winner, does this mean I will not be featured in the Best Conveyancer Guide?

You may still feature on the Best Conveyancer Guide website if your business has been rated as excellent.

What are the size bands for the Best Conveyancer Guide Awards?

Award winners are selected from 4 size bands as follows:

    • Small (>150 completions)
    • Medium (>500 completions)
    • Large (>1,250 completions)
    • National (firms that operate without geographic boundaries and complete on over 1,251 transactions).

How have the best conveyancers been identified?

To identify and rate the best conveyancers, the largest assessment of transactions in the UK property industry has been carried out. Using a series of algorithms, key data points have been analysed to identify those conveyancers with a consistently strong performance. The process assessed performance under the headings of:

  • Time to complete
  • Time to post completion submissions
  • Requisitions
  • Change in market share

How do I know if my business has been assessed?

Conveyancers need to be involved with residential sales as their principal activity to be eligible for inclusion.

What criteria have you used to assess performance?

Data Analysis
An ideal customer journey was mapped out based on expert knowledge, and extensive consumer research. EAE alongside data partners TwentyConvey then analysed the performance of property listings against the criteria identified.

Does it cost me to be included in the assessment?

No, being included in the assessment is free of charge for conveyancers. The cost of the data analysis is covered by EAE.

Does it cost me to be in the Best Conveyancer Guide?

No. A basic listing in the Best Conveyancer Guide is free of charge. There are opportunities to enhance your listing, should you choose to boost your presence in the guide.

Why is a listing in the Best Conveyancer Guide important to me?

The Best Conveyancer Guide provides a way for conveyancers who have performed to the highest standards in the country to stand out from their competitors. In addition, conveyancers that purchase a licence can choose to market their attainment by displaying a distinctive winner’s marque.

Can I promote my attainment in my own marketing?

Yes, winning agents & those listed in the Best Conveyancer Guide can choose to promote their attainment within their own marketing materials (e.g. in offices, on their own website, on social media channels, on third party websites, and printed materials). This is subject to paying a licence fee to EAE. Using the winners’ marque, the Best Conveyancer Guide logo or referring to being listed in the Best Conveyancer Guide without paying the licence fee is strictly prohibited.

How much does a licence cost?

The licence fee you pay depends on the number of transactions that you complete. Prices will be confirmed soon.

How can I purchase a licence?

Licences go on sale shortly after the EA Masters event. We will contact conveyancers that are listed in the Best Conveyancer Guide with details of how to purchase after the EA Masters event.
